Rosemead Hotel and English Inn: Full Electrical for a 1908 Heritage Hotel

Location: Esquimalt, Greater Victoria  |  Scope: New distribution, fire alarm, data, security, lighting control, commercial kitchen controls, heritage restoration

The Rosemead Hotel and English Inn is a 1908 heritage property in Esquimalt that we rewired from the ground up over roughly a year and a half. Working alongside mechanical consultants, electrical engineers and the design team, we installed all new electrical throughout the four-storey manor while preserving the heritage structure wherever possible. The scope covered new power distribution, fire alarm, data, security, lighting and lighting control, landscape lighting, and mechanical controls across character suites, a restaurant and bar, conference space, high-end dining rooms and garden areas.

The commercial kitchen was the most technical piece. An upper industrial kitchen and a lower plating area are linked by a food-lift, and the wood and gas burning appliances required carefully sequenced exhaust and make-up air controls built to the NFPA 96 standard for commercial cooking operations. The lighting was equally demanding. Three custom necklace chandeliers were retrofitted into the grand staircase foyer on new low-voltage cabling, installed at height from scaffolding without damaging the original millwork and beams. The result is a fully modernized heritage hotel and inn with commercial-grade systems throughout, delivered with no lost-time incidents on site.

Royal Roads University: Campus Lighting Retrofit and Barrier-Free Washroom

Location: Colwood, Greater Victoria  |  Scope: Programmable LED retrofit, three-phase panel relocation, code upgrades, student housing renovation

Royal Roads University brought us in to modernize the lighting and bring several older campus buildings up to current code, covering the Cedar, Nixon and Millward buildings along with three student housing units. The aim was energy conservation through programmable LED lighting, safer up-to-code wiring in the older houses, and a new barrier-free washroom in the Cedar building. The buildings were structurally sound, but the electrical was dated. The panels were old and completely full, and the T-bar ceilings were a rat's nest of wiring with sprinkler lines run directly above the original fixtures, which made removal slow and delicate.

We installed new programmable T-bar LED fixtures throughout, re-verified every smoke detector, and replaced aging exit signs. In the Cedar building we relocated a 125 amp three-phase panel to clear the way for the new barrier-free washroom, adding a splitter and running four runs of 1 inch EMT conduit down to the new panel location. We also completed panel swaps in three student houses to bring them up to code. Because these were active campus buildings, we worked around students and staff, started early to complete smoke detector verifications, and followed strict asbestos and lead-paint protocols when cutting into the older ceilings and plaster. Royal Roads now runs lower-draw programmable lighting that is not on around the clock, a code-compliant barrier-free washroom on the Cedar building's top floor, and safe, up-to-date student housing.

Saxe Point Public House: Full Commercial Fit-Out for a New Pub

Location: Greater Victoria  |  Scope: Full commercial electrical fit-out, three-phase 400 amp service relocation, commercial kitchen and bar circuits

Saxe Point Public House is a full commercial electrical fit-out we completed in April 2023 for a new pub in the Greater Victoria area. The owner had worked with us before on restaurants he managed and trusted us to deliver a build done right. The existing supply was a three-phase 120/208 volt, 400 amp service, which the new floor plan required us to relocate to a different part of the building.

Because the planned washroom sat where the panel needed to go, we relocated the service. We installed a splitter in the garage and ran long parallel runs of 250 MCM ACWU cable to the new panel location, work that went smoothly thanks to detailed up-front planning. The hardest part was tying the new space into the rest of an occupied, fully finished building without disrupting the other tenants, and feeding the kitchen make-up air unit from the ground floor all the way up past four occupied levels to the roof. The finished result is a fully operational pub with a complete commercial kitchen and custom dining room lighting, ready to serve the community.
