What an Electrical Planning Report Covers

An electrical planning report, or EPR, is a formal assessment of your strata's electrical service and capacity. It gives your council a plain-language picture of what your building can support today and what future electrification will require. Every report documents:

  • The current capacity of the strata's electrical system

  • A list of existing demands on the system

  • An estimate of peak electrical demand and spare capacity

  • An estimate of the capacity needed for future demands such as EV charging and heat pumps

  • Recommendations for managing and reducing demand

If your report identifies a shortfall, common upgrades to add capacity include an electrical panel replacement, an electrical service upgrade, or a 400 amp service upgrade.

Who Needs an EPR and the December 31, 2026 Deadline

nder the Strata Property Act and the Strata Property Regulation, every strata corporation with five or more strata lots is required to obtain an electrical planning report. The deadline depends on where the strata is located. Strata corporations in the Capital Regional District, which includes Victoria, Saanich, Oak Bay, Esquimalt, View Royal, Colwood, Langford, Sidney, and Metchosin, must obtain a report by December 31, 2026. Stratas in most other areas of British Columbia have until December 31, 2028.

You can confirm the requirement on the Province of British Columbia website: Strata electrical planning report.

Grifflyn Electric prepares electrical planning reports for Part 9 strata buildings, which include townhouse complexes and low-rise buildings up to three storeys. For Part 3 buildings such as condo towers and mid-rise apartment blocks, the regulation requires an engineer or applied science technologist, and we are glad to coordinate that work for you.
